FAQ's Regarding Procedures for Management

1. Are there initial fees to get started with your company?

We do not charge a startup fee! The operating reserve for a vacant property is $250.00. It is deposited into your account and is allocated to advertising and miscellaneous procedures. Any unused balance is refunded with the first month collected rent.

2. Do I need to furnish utilities while the property is vacant?

Yes. Please keep all utilities on for showing. We will provide you with a list of the utility companies in your community. MLS requires service.

3. How do we determine the rental price to ask for the property?

We determine the price based on: location of property, other rentals in the area, condition of the rental and 25+ years of experience in successfully marketing homes in the Phoenix area. We consult with you prior to finalizing the market/listing price. You make the final decision.

4. What type of screening process do you do?

We are a member of the Credit Bureau and use an application that indicates three crucial financial footprints. 1.Employment history 2.Credit rating including evictions 3.Landlord history. These sources will usually indicate if this is a financially stable applicant. You make the final decision on an applicant.

5. How long will it take to lease my property?

The property will lease typically within 5 to 10 days after it is placed on the market.  We are leasing homes before they vacate!

6. Where do you advertise my rental property?

We advertise on our Website, Craig's list, Realtor.com, Yahoo Classifieds, Trulia, Homefinder.com, Homes.com and many other popular search engines.

7. What is the advantage of placing my property with the Arizona Multiple Listing Service?

We strongly suggest to all clients to utilize the most used form of advertising by Realtors, the MLS. Many relocating families are not ready to immediately purchase a home. These families need shelter - now.

8. When can I expect an inspection of my rental?

Upon your request, we will do an annual inspection of your rental - FREE. We will assess the interior of the rental for any possible damage beyond normal wear and tear, any potential HOA or city code violations, yard care and general upkeep of the property. We provide a "Risk Management" report to you.  A plan of action will be addressed to the tenant to correct any cited violations within 10 days of the inspection.

9. How do I know if I am in compliance with Arizona Landlord Tenant laws?

We prepare lease documents that will be unique to your rental property and in accordance with the Arizona Association of Realtors, standard of care documentation forms. We utilize the AAR forms for most of our communication with residents.
